3rd Floor Construction

The 3rd floor addition was the removal of our old roof (including rafters!), building a new roof over the entire second floor (including the new addition), and adding 5 dormers to the attic to create a large study, a bedroom and a bathroom.

A problem that we encountered was the fact that the old floor joists were only 2x6's, which isn't enough according to code (even though the floor has held for over 100 years...). We had to 'gusset' a 2x8 on top of the 2x6, giving us the equivalent of a 2x14...

Another challenge was for the poor plumber (Burlingame Plumbing) to try to tie all our plumbing together--it was nasty work, but Mark did excellent work....in very small spaces...

We also had to try to get power from the basement up to the third floor. While I (along with Brian Axford's help) did all the conduit work, we had Olson & Sons Electric bring up a subpanel. They had quite a challenge, but pulled it off quite nicely...

Well, we are approaching the end! On Friday, May 2, Savo Carpets installed the carpeting on the third floor! It looks great and gives a great finishing touch to the work...

We still have a lot of little things to work on, but the majority of major work is done...

I have tried to give a progression in the pictures from left to right, beginning to end (?). You will have to definitely use the horizontal scrollbar...

I have added another row of pictures at the bottom, all from the painted/carpeted series, that don't necessarily fit into any of the other rows...
